It is a small Midwestern town that has marketed itself &amp;quot;big time&amp;quot; and offer a cute downtown area along with great restaurants and shops.  It straddles route 12 and is about a 10 minute drive to the lake.  The surrounding countryside also offers those who want the country life an option.  Rural Michigan is evolving and is mixed with mansions, farms, trailers, tractors and all the things that come with rural life.  There are some stunning pieces of land and great fixer-up options for those pioneers.  This area is bisected by the main Amtrak line to Detroit and rumors are that a high speed train is likely in the future.  If that happens, these sleepy towns, only 1 hr train ride from Union Station in the city will become Chicago suburbs overnight! </description>

Lots are larger than the southern communities, developments are minimal and there are vineyard and blueberry patches abound.  I owned land here for years and I am telling you, the beaches are untouched and if you can find land or a house close to the lake, you are lucky.  Although some look at this north community as the boondocks, I think it is a hidden jewel.  Land sales are minimal and home sales are too!  I think the locals recognize the hidden secrets and once pulled in, they cannot break away.</description>

I called Harbert home for years and love the seclusion this area offers.  It seems that the tourism crowd continues to stay to the south.  The area has numerous smaller sub-communities some which are religion based.  Ethnic diversity here is great and it shows in the variety of restaurants from Italian to Swedish to Middle Eastern, it is a great secluded untouched haven.  Very quiet and also is the first lakefront community where you will see vineyards on its northern edge!  Yes, there is a vibrate wine community in Michigan!</description>

Pricing varies widely, but the bottom line is that properties to the west of the railroad tracks typically command a higher price than those to the east.</description>

If you are looking for convenience, proximity to the action, easy access to the harbor and a &amp;quot;walking&amp;quot; weekend, this is the location.  It is also a nice location if you own a boat and have it docked at the marina.  Forest Beach is an upscale gated community technically in New Buffalo but just to the south.  It offers both Villas and Estate homes with shared community amenities like tennis courts and swimming pool.</description>
