The story

Balboa Terrace was laid out in the early 1920s as one of San Francisco's planned "residence parks" west of Twin Peaks, in the Mason-McDuffie / Baldwin & Howell era of bespoke garden suburbs. Architects gave the enclave a cohesive look of Mediterranean, Tudor, and Spanish Colonial Revival homes on winding streets. Distinctive brick gateposts mark the entrances, and planted medians and mature landscaping reinforce the park-like feel that still defines the neighborhood a century later.

Things most people don’t know

Planned residence park

One of a cluster of 1920s residence parks west of Twin Peaks, designed as a unified garden suburb rather than a standard grid.

Period-revival cohesion

Gateposts and medians

Brick entry gateposts and planted street medians signal the neighborhood's boundaries and lend it a private, park-like character.

Quietly affluent

A small, well-kept district of owner-occupied homes, consistently among the city's pricier and most stable residential pockets.
